What a beautiful Memorial Day Weekend. We had perfect weather for the Miami Air Show with the Blue Angels flying over each day in formation and showing appreciation for our Armed Forces.. The beaches were a delight as usual.  I hope you enjoyed your long weekend.
 
As you already know, I conduct much of my business is in the Miami Beach, Bal Harbour and Surfside areas.   One of my favorite towers, Oceana Bal Harbour is the only new tower in Bal Harbour. 
 
The owners at Oceana are joint owners of 2 Koons statues.  
Jeff Koon's Rabbit, one of the most famous artworks of the last 50 years, sold for $91 million at a Christie's auction, shattering records for a living artist's work at auction.
 

One of four copies ever created, Rabbit is said to have transformed the idea of what made an object art.

The Migration to Florida continues. Between July 2017 and July 2018, 63,722 New York residents moved to the Sunshine State - more than any other state in the same period of time.
 
New York has been seeing an outward migration for several years now, mostly from rural regions upstate. More than 1 million residents have moved away in the last decade and Florida is often one of the top places New Yorkers have left for. According to a recent Bloomberg report. The tri-state area of Connecticut, New York, and New Jersey saw big financial drains, according to the analysis, which relied on IRS and Census Bureau data. 
 
The out-migration in New York meant that Florida surpassed New York for third in total population in 2014, and New York has overall been losing population in each of the past three years.
 
"Here's the reason why people are coming: Lower taxes, weather is better - it is a lot better down there." Sen. Rick Scott, the former Florida governor, said March 22 on Fox and Friends.
 
Long a retirement mecca, Florida has been gaining popularity among the wealthy because it levies no income tax. The 2017 tax overhaul, which lowered the cap on state and local tax deductions on federal tax returns, likely has made it even more attractive, particularly to residents of places like New York City, which has a combined city/state top tax rate of 12.7%.

Overtown redo? Beckham paying $9M for old site, wants stadium permits there,  mayor says
 
 

 
Could David Beckham reverse course again and revive plans for a soccer stadium in Overtown?

Beckham's lead local partner, MasTec chairman Jorge Mas, told county officials on Monday that the soccer group planned to pay $9 million to close on three acres of Miami-Dade land in the Overtown neighborhood and ask Miami for permits to build a stadium there. Overtown was the Beckham pick for a Miami Major League Soccer stadium until early 2018 when the partners switched to a larger proposal on Miami's Melreese golf course. That 73-acre site still requires city approval of a multi-decade lease.

"He has this bird in the hand," Miami-Dade Mayor Carlos Gimenez said of the Overtown property after meeting with Mas on Monday. "He's going to close on the property. And he's going to start [requesting] permits to build a stadium."
 
 
 

 
CENSUS: Miami-Dade is Growing Much Faster this Decade than Last
The Next Miami
 

 
Miami-Dade is adding more new residents this decade than in previous decades, an analysis of Census data by the state of Florida shows.
 
The county is already the most populous in Florida, with 13.3% of the state's residents.  With just eight years counted in this decade, Miami-Dade already added more residents than in 2000-2010.
 
This decade, Miami-Dade will also surpass the boom growth years of the 80s and 90s in terms of absolute growth (but not percentage growth) should current trends continue.
