Happy 4h of July!
Can it already be July! It is hot and humid - Miami at its finest in the summer. Most of us are used to traveling in the summer. This year, we all seem to be hunkering down & social distancing right here in our beautiful city.
Some local events are still happening and restaurants are still open (at 50% capacity). Establishments have been very creative in creating comfortable outdoor seating for its diners.
On the real estate front, homes were being shown throughout the pandemic but condos were not allowed to be shown until about a month ago. Many sellers took their properties off the market.
A large percentage of buildings are still limiting the number of non-residents who are allowed to enter their building.
Since the reopening, we have seen an increase in both homes and condos going into contract, although homes sales outpaced condos as well as new listings coming onto the market. ( many are those that had been removed). See Statistics Below
Most interesting was the number of high-end home rentals and sales that occurred right at lockdown and as soon as we opened again. It seems most of the Northeast wants to ensure they have a place in Miami lined up for the winter season.
April and May's numbers were a reflection of the sales pre-lockdown. June Numbers show an increase in sales ( see below) . July sales will show the true market situation after reopening.

The outbreak of the Coronavirus, Covid-19, has been described as the 'worst public health
crisis for a generation' by the UK's Prime Minister Boris Johnson.
Many countries are taking drastic measures in a bid to halt the spread of the virus, including
social distancing, closing bars, restaurants, and schools or, in the case of places like Italy,
putting the entire community on lockdown.
Searching for land: Bruce Eichner, Two Roads vie to buy out
aging Bal Harbour condo for over $100M
Carlton Terrace is an 88-unit oceanfront condo building built in 1956
Amid a scarcity of oceanfront development sites, prominent developers are vying to buy out the unit
owners of an aging condo building in Bal Harbour to build a luxury tower, The Real Deal has learned.
Continuum South Beach developer Bruce Eichner and Two Roads Development are each offering to
buy out the owners of Carlton Terrace at 10245 Collins Avenue, with a third offer expected to come
from developer Louis Birdman. Other developers, including Vlad Doronin's OKO Group, have
presented offers in the past that fell apart.
The offers for the 88-unit building built in 1956 are all expected to exceed $100 million,
sources said. Zoning for the nearly 3-acre property would allow for a new residential building
275 feet tall or about 28 stories.

Jungle Island invites kiddos to join its popular veterinarian Dr. Jason Chatfield for weekly #ChatswithChatfield via Facebook LIVE. Dr. Chatfield will be joined by a special star guest including Rocco, an adorable baby capuchin monkey; Luna, an endangered black-and-white ruffed lemur; and more.
During the weekly check-ins with the eco-adventure park's animal doctor, kids will get to see and learn about cool animals including their unique behaviors, habitats and wildlife conservation. Dr. Chatfield will share updates on the health and specialized care of favorite animal ambassadors, along with what the park is doing differently amid the coronavirus health crisis.
