Hello March!
If you have not yet come to town this season, you should consider coming for a visit. The weather has been glorious! A wonderful escape for those of you in the colder cities.
In the news, multiple reports of people residing in higher tax states are making Florida their homestead. With no state taxes in Florida, the savings are too important to be ignores.
There are daily reports of high profile buyers purchasing the most expensive condos and homes in Miami, signaling the growing trend of wealthy North-easterners and other high taxed states buying luxury real estate in South Florida.
A few examples: Jay Goldman, A New York investment manager puchased a condo in the Continuum South Beach for $7.9 million. The Crown family has just purchased an Apogee condo for $11M.
Further north at the Surf Club Four Seasons, private equity firm founder Doug Kimmelman, paid $35 million for a penthouse, marking the priciest sale to date at the luxury development in Surfside. This sale is the latest in a long list of high profile names who have purchased condos in the Surf Club.
This month, I enjoyed showing some very lovely clients from NY spectacular homes in Coral Gables, Star Island, and other waterfront enclaves. I love showing beautiful real estate, but most of all, I love meeting new people and forging new friendships.
Once a month I join my Condo Experts group to view the newest development and to mastermind and discuss the current market conditions. The Condo Experts is a group of 17 of the top agents from various areas in Miami. This month it was held in Fisher Island at colleagues listing.
Next Month, I have been invited to speak on a panel to discuss the luxury market at a Sotheby's event. This event is hosted by our Boston affiliate and is a wonderful way to connect and mastermind with other Sotheby's agents from all over the country while giving me the opportunity to showcase my listings.

Tommy Hilfiger group sells Raleigh Hotel in South Beach to Michael Shvo and partners for $103M
83-key Art Deco hotel sold for $1.24M a room, likely a record in Miami area
Tommy Hilfiger and Dogus Group sold the Raleigh Hotel in Miami Beach to a partnership led by New York developer Michael Shvo for $103 million.
The deal breaks down to about $1.24 million a key, one of the most expensive hotel sales on a per-room basis in Miami-Dade County.
Shvo, Bilgili Group and Deutsche Finance Group acquired the 83-room Art Deco hotel at 1775 Collins Avenue, according to a release.
The Raleigh had been closed since Hurricane Irma hit South Florida in September 2017. Hilfiger said in a statement that despite working to restore and reopen the hotel, "this was an offer we just could not refuse." The Wall Street Journal first reported the sale.
